From ensuring that paperwork is complete, and keeping all parties informed from opening escrow through closing, and making sure you get paid - we'll never drop the ball.
Upon Mutual Acceptance:
- Confirm contract package is complete
- Confirm all signatures and initials are present
- Open escrow and provide transaction summary to all parties including introduction of all parties
- Request title update
- Submit all paperwork to office compliance
- Create CDF (form 40)
- Manage & track the earnest money and provide relevant documentation to all parties
- Maintain regular contact with lender, escrow, and cooperating agent as needed and provide status updates
- Monitor contractual deadlines and remind agent of upcoming ones
- Track additional documents & distribute to all parties
Provide Updates on the Following:
- Title cleared
- Appraisal completed and received by lender
- Final loan approval & CD signed off by buyer
- Arrival of loan documents at escrow
- Signing appointments scheduled
- Escrow has been released for recording
- Transaction has funded, closed, and recorded
